Which PGT Models This Applies To

Here’s the compatibility gotcha that catches homeowners off guard: PGT changed sash profiles across WinGuard generations, so a 2006 balance assembly will not necessarily fit a 2018 frame even if the visible dimensions are identical. The label on the side of the sash or the etch in the glass corner tells us the series and manufacture date, and we never order a replacement part without reading that label first. On glass packages, the honest conversation is OEM versus quality aftermarket. OEM PGT glass preserves the manufacturer warranty and the exact tint and low-E coating. A quality aftermarket IGU can match the glass spec and save $80 to $150 per unit, but it won’t carry the PGT stamp. We quote both on paper so you can decide with the numbers in front of you.

Signs Your PGT Window Replacement Is Failing

  • Fogging or condensation between the panes. The IGU seal has failed and the desiccant inside the spacer bar is spent. Miami’s humidity accelerates this, and there’s no field repair that lasts. The fix is replacing the glass unit.
  • A sash that drags, drops, or won’t stay open. The spiral balance or block-and-tackle assembly has worn out. This is a hardware replacement, not a glass problem, and it’s one we stock on the truck for most PGT series.
  • Water staining at the sill or softness in drywall beneath the window. The weatherstripping or the frame seal has failed, and Miami’s afternoon downpours are finding a way in. Waiting turns a seal replacement into a sill and drywall repair.
  • Visible corrosion on the frame corners or hardware. Coastal salt air eats aluminum and steel hardware faster than inland homeowners expect. Once the corner keys start to corrode, the frame’s structural integrity is compromised.
  • Impact glass with a crack that’s slowly traveling. Hit by debris and the outer pane did its job, but the laminate is now compromised. An impact window with a cracked pane won’t perform to its wind-load rating when the next storm comes.

A second-story window with impact glass and a stucco exterior costs more to service than a ground-floor single-hung with the hardware easily reached from inside. You can clean the track and confirm whether the binding is debris or a broken balance. You can take a photo of the window from both sides so whoever you call can see the failure before they arrive.

What we would not do yourself is replace a spring-loaded balance assembly. Those springs are under real tension, and when they let go, they take a fingertip with them. Same goes for removing a failed IGU from a Miami frame if you have never done it before: the glass is heavy, the stops are brittle after years in the sun, and a mistimed pry bar turns a $400 glass swap into a broken frame and a bigger bill.
