Trusted Window Replacement for Miami Homeowners

Window replacement in Miami is a different job than it is in most of the country. Salt air works on the frames. Hurricane codes dictate the glass. Humidity finds every gap in a bad seal, and the sun beats on the panes from April to November without letting up. TruePane Windows & Doors has replaced windows in Miami and Dade County for over 42 years, and we’ve learned what holds up and what doesn’t. Dale Kessler founded this company on a simple rule: if the pane is not true, the job is not done. That rule still governs every install we put in.

Call (561) 956-2754

A live person answers our phone 24 hours a day, 7 days a week. No voicemail tree, no callback form. When you call (561) 956-2754, you’ll reach someone who can talk about your windows in plain language, schedule a time that works, and give you a straight answer about what the job will cost.

What Our Window Replacement Service Includes

Full Frame Replacement

Full Frame Replacement means we remove the entire existing window down to the rough opening, including the frame, the sash, the trim, and the old flashing. This is the right call when the wood has rotted, when water has been getting in around the frame, or when you want to change the window style entirely. In Miami, we see a lot of full frame replacements on older homes in Coral Gables and the Roads where the original wood windows from the 1950s and 60s are giving out. Our crew pulls the old unit, inspects the rough opening for hidden damage, reframes as needed, and sets the new window in flush and true before flashing and sealing it properly. Full frame replacement costs more than an insert, but it is the only way to fully address a compromised opening.

Full Frame Replacement

Insert Window Replacement

Insert Window Replacement, sometimes called pocket replacement, leaves the existing frame in place and installs a new window unit inside it. If the frame is still square and solid, this is a faster, less expensive option that delivers the same new glass and hardware without tearing out the surrounding wall. We use this approach often in Miami neighborhoods like Kendall and Cutler Bay where homes are newer and the original frames still have life in them. The new insert gets measured to the sixteenth of an inch, shimmed level, insulated around the perimeter, and sealed against the weather. Inserts are usually a one-day job for a typical home, and we keep disruption to the wall and trim to a minimum.

Insert Window Replacement

Vinyl Replacement Windows

Vinyl is the most common replacement material we install in Miami, and for good reason. Vinyl windows will not rot in the humidity, they will not corrode in the salt air, and they require no painting for the life of the window. We replace vinyl units in every configuration you’ll find on a Florida home: single hung, double hung, casement, picture, and sliding windows. Vinyl Replacement Windows are the right answer for a homeowner who wants to set it and forget it, without the maintenance wood demands in this climate.

Vinyl Replacement Windows

Energy-Efficient Upgrade

Miami homeowners who upgrade to an Energy-Efficient Upgrade with new glass typically see a real difference on their electric bill, starting the first full summer after the install. Low-E coatings reflect heat back outside while letting light through. In our market, a window is not truly energy-efficient unless the glass is tailored to a hot climate, not a northern one. We recommend and install gas-filled, Low-E units built for high heat and humidity, and we’ll quote manufacturer lines side by side on paper so you can see exactly what you are paying for. Adding efficiency to your replacement windows is one of the rare home improvements that pays you back a little every month.

Energy-Efficient Upgrade

Window Maintenance & Care

Not every window problem requires a full replacement. Fogged glass can sometimes be reglazed. A sticking sash can often be rebalanced. Worn weatherstripping can be replaced. We offer a seasonal tune-up service for $89, and we’ll tell you honestly whether maintenance will buy you more years or whether it is time to replace the unit. We’ll keep a window running true as long as it makes sense, and when it doesn’t, we will tell you that too.

Brands We Service for Window Replacement

TruePane Windows & Doors is an authorized installer for more than a dozen manufacturer lines, including Andersen, Pella, Marvin, Milgard, Jeld-Wen, PGT, CGI, and ES Windows. We have spent years working with PGT and CGI units specifically, which matters in Miami because those two brands carry a large share of the hurricane-rated window market here. Our technicians know the frame profiles, the hardware, and the installation tolerances for each brand, and we keep the correct flashing, sealant, and shims on the truck for the job at hand.

We also service and replace ViewLux and CWS windows, two lines that show up regularly in Miami condos and high-rises. ViewLux impact windows demand precise installation to maintain their rating, and CWS units frequently require custom flashing details on masonry openings. Whether you have PGT, CGI, ViewLux, CWS, or any other make, we can quote the replacement, install it to manufacturer spec, and register both warranty layers in writing before the truck leaves your driveway.

Signs You Need Window Replacement Right Now

  • Condensation between the panes. When a double-pane or impact window fogs on the inside of the glass, the seal has failed. No amount of cleaning will fix it. The insulating gas has escaped, and the window is no longer performing thermally or structurally.
  • Windows that stick, bind, or refuse to open. In Miami, this happens when frames swell in the humidity or when the house has settled enough to put the frame out of square. A window that will not open is a safety issue, and one that will not stay open is worse.
  • Drafts or heat radiating through the glass. Stand near the window in August. If it feels like the glass itself is warm, the Low-E coating or the seal has failed. New energy-efficient units will stop that heat at the pane.
  • Water stains, soft wood, or mildew around the frame. A leaking window is causing rot inside the wall cavity, even if you cannot see it yet. By the time the damage shows on the drywall, the repair is always more involved.
  • Noise that comes straight through the glass. Modern laminated impact glass cuts outside noise far better than old single pane units. If you hear every car on Biscayne Boulevard, your windows are not doing their job.

Our Window Replacement Process - Step by Step

  1. 1
Measure twice, then measure again. Every opening gets measured to the sixteenth of an inch, from multiple points. Miami homes settle, and openings that were square in 1995 rarely are today. We measure both diagonals, check for plumb and level, and note any framing issues before we ever order a unit.
  2. 2
Side-by-side quote on paper. You will see exactly which windows you are buying, what each line costs, the warranty duration for both the glass and the frame, and the labor. No lump-sum mystery. No change orders waiting in the wings.
  3. 3
Written warranty registration before the truck leaves. Under The Keystone Standard, both manufacturer warranty layers are registered in writing, with durations stated, before we pull away. We have seen too many homeowners lose legitimate warranty coverage because paperwork was never filed. We file it.
  4. 4
Installation by trained, uniformed professionals. Our installers are background-checked, uniformed technicians who have been trained repeatedly on flange sealing, flashing, and proper shimming. They treat your home the way they would treat their own mother’s house, which is a rule Dale Kessler repeats enough that everyone knows it by heart.
  5. 5
The Done Right walkthrough. After installation, we walk the job with you. Every window opens and closes. Every seal is checked. We leave the site clean and take the old units with us. If anything is not right, the 90-Day Done Right Promise means we return and make it right, no arguing.

How Much Does Window Replacement Cost in Miami?

A typical insert replacement in Miami runs $500 to $950 per window for most standard sizes. Full frame replacement runs higher, typically $850 to $1,800 per opening, because of the additional framing, flashing, and trim work. Vinyl replacement windows sit in that same $500 to $1,100 range for most common sizes. Energy-efficient upgrades with Low-E glass and gas fill typically add 15 to 25 percent to the base cost, but they pay for themselves over time through lower cooling bills. Impact-rated windows, which many Miami homeowners need due to code, are a different tier entirely and usually start around $1,200 per opening and go up from there.

Several factors move the price: the size of the opening, the number of windows replaced at once, the condition of the existing frame, the need for hurricane-rated glass, and any masonry or stucco work required. One of the biggest variables in Miami is the condition of the existing opening: if water intrusion has rotted the framing, that repair adds to the final bill. The best way to avoid overpaying is to get a written, line-item quote that separates materials, labor, and any repairs, so you can see precisely where your money goes. Our free estimates do exactly that, with both manufacturer warranty layers stated in writing before the truck leaves the driveway.
