The aftermarket equivalents in the Florida market tend to be cast from thinner stock, and on an impact-rated window, that matters. Signs Your CGI Window Replacement Is Failing

  • Fogging or condensation between the panes. When the insulated glass unit (IGU) seal fails, moisture works its way in and never comes back out. In Miami’s humidity cycle, a fogged IGU in a CGI window often reads the same as a failed seal on any other premium impact line – but the fix is usually a replacement IGU, not a full window replacement.
  • The sash drops when you raise it, or won’t stay up at all. This is a worn spiral balance or a snapped pivot bar. Miami’s constant coastal salt load shortens the life of the balance shoe’s nylon wear surfaces faster than inland climates, so this shows up on 8-to-12-year-old CGI windows where the rest of the frame is still in good shape.
  • You can’t lock the window or the lock only catches halfway. On CGI impact windows, the lock rail has a keep that is cut to a tongue-and-groove profile specific to the sash design. If a tenant or a houseguest tried to force it with the sash misaligned, the keep bends. That’s a replacement part, not a repair, and it’s usually a quick job.
  • Cranking the operator feels gritty or jumps teeth. The operator gear’s pivot pin works loose over time, or the arm itself flexes from repeated sea-air corrosion. In Miami, these fail more on water-facing elevations than anywhere else – we notice the pattern in Edgewater and along Biscayne Boulevard all the time.
  • Water stains on the interior wall or sill after a heavy rain, even though the window is closed. The weatherstrip fin at the bottom of the sash flattens out after years of direct sun and salt, and the drain weep gets clogged. A new fin and a cleared weep usually stop it – but if the frame itself has shifted out of true, the sash needs a re-square, not just a part swap.

Here’s an honest split. You can safely check the label on the frame to read the model, clear the weep drain with a piece of weed trimmer line, and wipe down the tracks. Those are fair home-owner jobs. But if a balance shoe is cracked, a pivot bar is snapped, or the lock rail is bent, leave it alone – specifically because a broken or half-seated sash on an impact-rated CGI window is under real tension and can slam hard when the wrong screw is loosened.
