Older ECO doors, roughly pre-2012, used a 1-inch nylon roller on a steel bracket. Newer production shifted to a 1-1/4 inch wheel with a stainless bracket, which holds up better to salt air but sits differently on the track. If someone installs a 1-1/4 roller on an older ECO door without checking track depth, the door rides high and the lock misses the keep. We see it regularly in Coral Gables and the older sections of Pinecrest, where doors hit that 12- to 15-year mark right about now.

On the OEM versus aftermarket question: for locks and handles, we recommend OEM ECO hardware where it’s still available because the screw centers and latch geometry are specific. For rollers, a quality aftermarket set from a supplier we’ve vetted often outlasts the original, especially the stainless-bearing wheels we put in beachfront properties on Key Biscayne where the original zinc hardware corrodes inside two years.

If you can read the label, it helps. Look on the top edge of the sliding panel or the inside of the frame near the lock for a silver sticker with ECO’s series designation. If the sticker is gone, which it usually is after a decade of Miami sun, measure the wheel diameter and the height of the bracket. Bring those numbers or the old roller to us and we’ll match it.

Signs Your ECO Window Systems Sliding & Patio Doors Is Failing

• The door drags or takes two hands to move. This is almost always the rollers. Nylon wheels flatten over time, steel wheels seize from salt corrosion, and the door stops rolling and starts grinding. If you’ve been lifting the door to close it, the rollers are done and the track is likely taking damage.
• The handle tightens up or won’t return to center. Inside the ECO handle assembly is a spring and a die-cast linkage. Humidity works on the spring, and the linkage develops play until the handle just flops. You can replace the spring, but in most cases by the time you feel it, the whole handle set is on borrowed time.
• The door locks, but a firm push gaps the panel at the lock stile. That’s the roller height out of adjustment, a worn track, or a lock keep that has shifted. It’s not just an annoyance; that gap is where Miami’s summer air gets in and the AC leaks out. It also means someone could force the panel with a pry bar.
• The weatherstripping is peeling, brittle, or missing along the bottom rail. ECO uses a vinyl bulb seal on the interlock and a fin sweep on the bottom. Both go hard in UV exposure. Once they’re gone, you’ll feel the draft at floor level and you’ll start finding fine dust on the sill after storms.
• The fixed panel has dropped or the top of the door scrapes. On older ECO frames, the fixed panel sits on a setting block that compresses. Eventually the panel settles and the interlock binds. This one is less about the door and more about the install, but it needs correction before the track wears unevenly.

DIY or Call Us?

You can safely do two things without us: clean the track, and check the roller adjustment screws at the bottom of the panel. Both take ten minutes and neither requires taking the door off the frame. A shop vac and a stiff brush, then raise the rollers a quarter turn at a time with a Phillips driver while you test the glide. That fixes a surprising number of “broken” doors.

What I wouldn’t do myself, and I mean this honestly, is pull a sliding panel out to swap rollers. A full-glass ECO panel weighs 90 to 140 pounds. It comes off the track at a tilt, and if it gets away from you, you’ve got a shattered tempered panel and a frame that might be out of square by the time you’re done. The labor on roller replacement is the cheapest part of the job. The glass is not.
