Warm, wet indoor air hits the cold aluminum and condenses inside the frame channel. The fix is a proper insulated curb with a vapor barrier, not a tube of silicone around the glass.
  • Hail damage to the outer lens of the SkyVista Series acrylic domes. South Florida hail events are sporadic but real, and acrylic domes crack more readily than glass. A cracked outer dome doesn’t immediately leak if the inner lens is intact, but the next big storm will finish the job. We replace the outer dome with the correct OEM or matched-aftermarket part and pressure-test the assembly before we call it done.
  • Failed gaskets on operable venting skylights from the AeroVent series. These skylights use a compression gasket around the vent sash that hardens and shrinks in the Miami sun after eight to twelve years. The roof itself is fine. The skylight lets water in at the gasket. A full skylight replacement is expensive and usually unnecessary. We replace the gasket, re-bed the sash, and often save the homeowner four figures versus a new unit.
  • Improperly flashed roof curbs installed by a previous roofer during a re-roof. This is the one we see most after a cheap roof job. The roofer who did the shingles or tile didn’t want to touch the skylight, so they layered new underlayment over old flashing and called it a day. The result is a hidden leak that starts the first heavy rain. We pull the surrounding roofing, cut back to clean substrate, and set the ECO unit properly before the new roofing goes back on.
