  • Roller assemblies in Targa horizontal sliders that seize up from salt and sand. CGI’s Targa series uses roller carriages that ride along a bottom track. In Miami, especially within a few miles of the coast, fine salt spray works its way into those roller housings. Combine that with sand and the rollers stop spinning. The panel drags, then drops when you force it. We replace the stainless steel rollers, clean the track, and lubricate the assembly so the door glides with one hand again.
  • Clogged weep holes on Estate Collection single-hungs causing water to pool inside the frame. CGI’s Estate single-hungs have small drainage channels at the bottom of the frame. During Miami’s summer storms, wind-driven rain and debris pack those weep holes shut. Water backs up inside the frame, and over time that leads to corrosion and even interior leaks. We clear the weep paths, check the sill, and reset the drainage so water exits the way it was designed to.
  • Balance springs in CGI double-hungs losing tension after years of humidity. The balance system inside a double-hung is under constant load. In Miami’s humidity, the springs or coil balances slowly lose tension. The sash becomes hard to lift, or worse, it drops suddenly when you let go. We replace the balance assemblies with genuine CGI hardware whenever it’s available, and we adjust the tension so the sash holds position at any height.
  • Brittle, compressed weatherstripping on older Targa sliders breaking the air seal. UV radiation in Miami is relentless. After five to ten years, the pile weatherstripping on sliding panels becomes flattened and brittle. Air leaks in, the AC bill creeps up, and water gets through during storms. We replace the weatherstripping with a pile material that matches the original spec, which restores the seal without changing how the door feels.
  • Crank mechanisms on older CGI casement windows that strip or bind. Casement cranks take a lot of torque, especially on larger Estate casement windows. Over time, the gear inside the crank operator wears down. The handle spins but the sash doesn’t move, or it grinds. We can replace the crank operator without disturbing the impact glass or the frame. The glass stays put. The window opens cleanly again.
