CGI Windows & Doors in Miami, FL | TruePane Windows & Doors

TruePane Windows & Doors provides independent CGI service across Miami, from Hialeah to Coral Gables to the coastal high-rises along Brickell. We repair, maintain, and replace CGI windows and doors through our Miami Window Installation services on homes and condos throughout Miami-Dade County. The one thing that makes our CGI work different here is simple: we understand what the High Velocity Hurricane Zone designation actually requires, and we never install or repair a CGI unit in a way that would fail a Miami-Dade NOA inspection. Call (561) 956-2754 to schedule your free estimate.

We are not a manufacturer affiliate or an authorized CGI dealer. We are an independent service provider, and that independence is exactly why Miami homeowners call us. When a CGI window fails, what matters is whether the person at your door understands the product approvals, the anchoring requirements for concrete block construction, and the corrosion patterns Miami salt air creates. That is the work we have done for more than a decade under Dale Kessler, and it is the work we stand behind.

Why Miami Residents Choose Us for CGI Service

We have spent years working on CGI’s existing installed base in Miami, not just selling new units out of a showroom. CGI Sentinel Series, Estate Collection, Targa Series, and the older Classic Series all show up in Miami homes, and each line has its own failure points, parts availability, and repair-versus-replace math. Our technicians know that a corroded interlock shoe on a Sentinel double hung is not a reason to sell you a new window if the frame is still sound. We replace the shoe, re-mill the track, and put the sash back in service when that is the honest fix.

Dale Kessler grew up in his father’s glazing shop in Columbus, Ohio, and learned the trade formally at Columbus State Community College before spending years on residential and light commercial work across the Midwest. For the past decade-plus, he and our crew have served the Miami metro, focusing on Impact Windows in Miami and impact-rated installations that hold up to what South Florida weather actually delivers. That background means we quote repair work the way a tradesperson should: we tell you what is wrong, what it costs to fix, and whether fixing it is worth doing. If it’s not worth putting in the contract, it’s not worth saying out loud.

Our technicians are background-checked and uniformed. They measure every opening twice. They register both warranty layers in writing before the truck leaves your driveway. And a live person answers our phone 24 hours a day, seven days a week – not a call center, not a voicemail tree.

Common CGI Windows & Doors Problems We Solve in Miami

  • Corroded interlock shoes on Sentinel single and double hungs. Miami’s salt-laden air, especially within a few miles of Biscayne Bay or the Atlantic, eats aluminum. The shoe at the sash interlock corrodes, the sash binds, and air and water start finding their way in. We replace the shoe and re-mill the track. On coastal exposures, this shows up within five to ten years of installation.
  • Brittle glazing beads and fogged glass on pre-2000 Classic and early Sentinel units. Intense UV radiation in Miami degrades the original wedge gaskets and glazing compounds, particularly on west-facing walls. Seal failure, the fogging between panes, shows up within 15 to 20 years. We replace glass packs or full sashes, depending on the frame condition and whether the unit still meets current NOA standards.
  • Worn tandem rollers and bent screen tracks on CGI sliders in coastal condos. Salt and grit work into the roller assemblies on horizontal rollers and three-lite sliders. Panels jump the track or bind. These are not repairable with off-the-shelf hardware from a home center. We source the correct OEM or approved aftermarket components.
  • Leaking at jamb anchors on original CGI frames set without an engineered buck. This is common in pre-1992 concrete block homes in Allapattah, Little Haiti, and West Little Havana. The original installer set the frame directly into the masonry opening without proper buck framing. Caulk will not fix it. The correct repair is retro-bucking with an approved anchor pattern.
  • Failed weatherstripping and glazing compounds from annual UV exposure. Miami’s sun breaks down rubber and vinyl materials faster than almost any other market in the country. We replace weatherstripping, re-glaze sashes, and restore the air seal on CGI units that are otherwise structurally fine.

CGI Service in Miami: What Local Conditions Mean for Your Equipment

Miami-Dade County is designated a High Velocity Hurricane Zone, the most stringent hurricane-product approval standard in the United States. Created after Hurricane Andrew in 1992, the HVHZ designation means every window and door installed here must carry a Miami-Dade Notice of Acceptance, or NOA. And unlike Broward or Palm Beach counties, an NOA for a CGI window model in Miami-Dade is tied to the specific anchoring method and fastening schedule that was tested for concrete block construction. Not wood frame. So a homeowner’s existing CGI unit that came from a wood-frame city often cannot be legally reinstalled here without county-specific engineering data. That is the detail generic big-box installers miss, and it is the detail that determines whether your insurance company will honor the wind-mitigation discount on your policy.

Take a 1963 CBS bungalow in Little Haiti. Our tech pulled a corroded CGI Sentinel double hung with a missing interlock shoe. Salt had eaten the aluminum track, the sash would not lock, and rain was wrapping around the jamb. The fix was not a replacement sash and some sealant. We cut out the old buck, set a new pressure-treated buck with quarter-inch Tapcons at the approved six-inch spacing, and installed a fresh NOA-rated Sentinel with a marine-grade finish. The homeowner’s wind-mitigation discount jumped 32 percent. That is what servicing CGI in Miami actually looks like.

CGI Models & Products We Service in Miami

We service the full CGI line as it exists in Miami’s housing stock. That includes the current Sentinel Series impact windows, the Estate Collection with wood interiors and aluminum-clad exteriors, the Targa Series aluminum impact windows and doors, and the older Classic Series that was installed widely before 2000. For current lines, we use OEM CGI parts when they are available, because that preserves the manufacturer’s fit and warranty integrity. For discontinued or backordered hardware on older lines, particularly the Classic Series, we source tested aftermarket components that meet Miami-Dade NOA performance requirements. We stock the common wear items locally – interlock shoes, rollers, weatherstripping, glazing beads – so most Miami service calls do not wait on a freight shipment.

We are direct about repair versus replace. If the frame is corroded past the aluminum web or the glass is compromised, a new NOA-rated unit is safer and cheaper over the long term than patching a unit that will fail again in two seasons. If the frame is sound and the hardware is replaceable, we repair it and tell you exactly how long to expect the fix to last. For broader window work, we also handle hurricane impact windows, insert window replacement, and routine window maintenance and care. Our full CGI sales & service page covers the complete scope.

CGI Service Pricing in Miami

CGI service pricing in Miami depends on what failed and how far the salt and sun have gone. Here is what we typically see:

  • Interlock shoe replacement with track re-milling: $180 to $340 per sash
  • Weatherstripping and glazing compound replacement on a standard CGI window: $120 to $260 per opening
  • Tandem roller replacement on CGI sliders: $150 to $300 per panel, depending on access and hardware
  • Insulated glass replacement for a fogged Sentinel sash: $380 to $1,000 per sash, depending on size and glass package
  • Full NOA-rated replacement of a CGI window, including retro-bucking on CBS: $1,200 to $3,500 per opening, depending on size, series, and anchoring scope

What drives cost in Miami specifically is the anchoring work. On concrete block homes, proper NOA compliance means engineered buck framing and fastening schedules, not shims and foam. We walk every customer through the quote on paper, line by line, before any work starts. No change orders, no surprise line items at the end. Call (561) 956-2754 for an exact quote – estimates are free, and we put the numbers in writing.

What Neighbors Say About TruePane Windows & Doors

★★★★★

"French doors to the patio, custom size because this house was built in 1961 and nothing is standard. Measured twice, three weeks to fabricate like they warned, and the install day they laid runners over my floors without being asked."

MMarie S.
★★★★★

"A casement crank had stripped and the sash was swollen shut. The technician, Ray, fixed the crank on the spot and only then talked about replacement for the three windows that were genuinely done. That is why the whole street uses them now."

EEleanor G.
★★★★★

"Eleven windows replaced in two days. The crew chief, Marcus, showed me the level on every single frame before they caulked it. My wife noticed the street noise was gone before I did."

RRonald P.
★★★★★

"Our bay window had rotted at the sill and two other outfits wanted to talk us into a flat picture window instead. TruePane rebuilt the opening and matched the original look. Neighbors have knocked on the door about it."

GGene A.
★★★★

"Sliding door had been dragging for years. They quoted a repair first, said the track was shot, then priced the replacement both ways on paper. No pressure either direction. Door glides with one finger now."

CCarol M.
★★★★★

"Whole-house window replacement at 71 years old is not something you want to do twice. Dale walked the house himself for the quote. Crew was the same three men all four days, and the foreman knew every window by room."

PPat and Ray L.
★★★★

"Quote was the price, which after three other bids that grew legs was worth something. Double-hungs went in clean, they hauled the old ones, and the registration paperwork for the warranty came in the mail like they said."
